The premises have low operating costs, with only water, waste disposal, and electricity (for lighting, work machines, and heating via AC) being paid. The common costs for the whole year are approximately €1,500 or €0.26/m2/month.

The premises are unfurnished, available for occupancy in February 2026.

Landlord’s condition for concluding the contract:

- Minimum lease term of 36 months,
- Security deposit amount: 7,000 EUR,
- The tenant assumes payment of part of the additional services, i.e., the preparation of the lease agreement, which includes the following actions by the agent: execution of the handover of the property and preparation of the report, assistance with the transfer of subscriptions, preparation and storage of photographic material, in accordance with the price list stated in the general terms and conditions of the real estate company, so that the tenant pays a one-time amount for additional services of 4,000 EUR plus 22% VAT, totaling 4,880 EUR, in addition to the advertised rent and lease duration.
