We are renting open-space offices of 267 m2 net area in a modern, energy-efficient office building, with a panoramic glass wall and views of the Kamnik-Savinja Alps.
Each completed unit has its own meters for electricity, heating and cooling. The building has low operating costs of approx. 3.5 €/m2 + VAT, while offering all the comfort of a modern building.
It is possible to rent 9 parking spaces, at the following prices;
- 1 parking space at the building is 71.5 €/month + VAT,
- 8 parking spaces in the garage are 89 €/month + VAT.
The offices are unfurnished, but they have their own sanitary facilities, a kitchenette, and a server room. They are mechanically ventilated (filtered and tempered air), air-conditioned, and 3 different providers have their own optical fiber cable in the building. The offices can also be ventilated by opening the windows.
The offices are available for immediate occupancy.
Landlord’s condition for concluding the deal:
- Lease term from 3 to 5 years with the possibility of extension,
- The security deposit amounts to: at least the equivalent of two monthly rents,
- The tenant must be a 100% VAT taxpayer,
- The tenant shall bear part of the additional services, i.e. the preparation of the lease agreement, which includes the following actions by the agent: handover of the property and preparation of the handover report, assistance with the transfer of subscriptions, preparation and retention of photographic material, in accordance with the price list stated in the general terms and conditions of the real estate company, so that the tenant, at the advertised rent and lease duration, pays a one-time fee for additional services of EUR 4,139.3 plus 22% VAT, for a total of EUR 5,050.
