We are renting a multipurpose commercial space, a standalone unit on the low ground floor of a larger commercial building with a high ceiling and tall large windows. The space includes shared use of common sanitary facilities, which are not charged in the rent.

The space is heated, air-conditioned, and ventilated, well equipped with electrical and communication connections, burglar and fire alarm protected, has an installed access control system, and is equipped with a fiber optic cable. The floors - technical floor are covered with textile flooring.
All operating costs amount to €4.66/m2 + VAT and include: electricity and water consumption, heating or cooling of the premises, maintenance of the freight elevator, maintenance of the heating station, snow removal and lawn maintenance, active fire protection and technical inspections, technical security of the building, and building insurance.
Parking spaces:
possibility to rent a large number of parking spaces at €50 + VAT each. The rent for the first parking space costs €40 plus VAT. Visitor parking is free for up to 30 minutes.
Landlord's conditions for concluding the contract:
- Minimum lease term of 36 months,
- The tenant must be a 100% VAT payer,

- The tenant assumes payment of part of the additional services, i.e., drafting the lease agreement, which includes the following agent actions: handover of the property and drafting the handover report, assistance with subscription transfers, preparation and storage of photographic material, according to the price list stated in the general terms and conditions of the real estate company, so that the tenant pays a one-time fee for additional services of €600 plus 22% VAT, totaling €732 with the advertised rent and lease duration.
The seller's condition for the sale: The purchaser pays The Real Estate Transfer Tax, which amounts to 2 % of the sales price.
