We are renting a energy PASSIVE production and warehouse facility, insulated with 30 cm insulation, which means extremely low costs, heated by a heat pump.

The space is divided into the following floors;

1. Ground floor: floor height 4.8 m, area approx. 540 m2 warehouse and offices
2. First floor: floor height 4.4 m, area approx. 540 m2 production, warehouse and offices, and a freight elevator
3. Outside: 2,208 m2 usable yard

The building will be completed shortly, specifically the following will be done:

• the terrace floor will be equipped with blinds, air conditioning, and the terrace will be arranged,
• a larger canopy will be subsequently built over the freight doors (dimensions 400*420) and pedestrian doors on the ground floor, and a loading ramp will be constructed for cargo access to the first floor (currently only possible via elevator),
• the first floor is also accessible via a freight elevator with a load capacity of 1,500 kg. The building also has ventilation with heat recovery.

Landlord’s condition for concluding the contract:

- Minimum lease term of 5 years,
- The amount of the security deposit equals two months’ rent,
- The tenant must be a 100% VAT payer,
- The tenant assumes payment of part of the additional services, i.e. the preparation of the lease agreement, which includes the following actions by the agent: execution of the property handover and preparation of the handover report, assistance with the transfer of subscriptions, preparation and storage of photographic material, in accordance with the price list stated in the general terms and conditions of the real estate company, so that the tenant pays a one-time amount for additional services of EUR 9,450 plus 22% VAT, totaling EUR 11,529, based on the advertised rent and lease duration.
