• each floor comprises 500 m2, so the subject of the lease is half of one floor with shared sanitary facilities and a kitchenette

• the premises are air-conditioned
• heating is connected to the district heating system
• there is an option to additionally rent a storage/archive space in the basement, approx. 80 m2
• there is an option to use a meeting room for approx. 50 people (approx. 150 m2) on the ground floor of the building

For a long-term tenant, the landlord is also prepared to convert the premises into an "open space".

Landlord's condition for concluding the contract:
-  Lease duration from 3 to 10 years with the possibility of extension,
-  The amount of the deposit is a minimum of two rents,
-  The tenant must be 100% taxpayer,
-  The tenant bears part of the costs for additional services, i.e. drafting the rental agreement, which includes the following actions of the agent: execution of the handover of the property and drafting the minutes, participation in the transfer of subscriptions, preparation and storage of pictorial material, in accordance with the price list stated in the general terms of business of the real estate agency, so the tenant pays a one-time amount for additional services of 3.750 EUR plus 22% VAT, totaling 4.575 EUR.
