The commercial building is regularly maintained and, considering its age, is in good condition. The owner plans to completely renovate the exterior of the building in 2028. A good feature of the property is its location, as it has easy access from two highway exits and a public transport stop right in front of the building. In the immediate vicinity, there are restaurants and a large free parking lot.

- The tenant assumes payment of part of the additional services, i.e., drafting the lease agreement, which includes the following actions by the agent: execution of the handover of the property and preparation of the handover report, assistance with the transfer of subscriptions, preparation and storage of photographic material, in accordance with the price list stated in the general terms and conditions of the real estate company, so that the tenant pays a one-time amount for additional services together with VAT of 6,642.9 EUR based on the advertised rent and lease duration.
