Description of commercial space: We are renting a ground floor shop in the Rudnik retail shopping area. The space is located on the ground floor and has direct access from the parking lot.
Size:
The approximately 900 m2 large space is currently used as a shop and a smaller part as a convenient warehouse.
Rent and operating costs:
The rent together with the management and operating costs is €15,133/month + VAT and is adjusted monthly according to the price growth index, of which the operating costs amount to approximately €2.8/m2. In addition to these costs, the electricity cost is paid separately, which amounted to €1,006 in November 2022.
Landlord's condition for concluding the deal:- Minimum lease term of 5 years,- Tenant must be a taxpayer,- Security deposit amount: 4-6 monthly rents,- The tenant assumes payment for part of the additional services, i.e. drafting the lease agreement, which includes the following actions by the agent: execution of property handover and preparation of the handover report, assistance with subscription transfers, preparation and storage of photographic material, in accordance with the price list stated in the general terms and conditions of the real estate company, so that the tenant pays a one-time fee for additional services of EUR 15,133 plus 22% VAT, totaling EUR 18,462.26, based on the advertised rent and lease duration.VAT is charged only on additional services, not on the rent!
